Maintenance Supervisor

At the heart of our success is a team of skilled professionals who ensure our properties remain  safe, functional, and well-maintained. We are currently seeking an experienced Maintenance  Supervisor to join our growing team.

 

Key Responsibilities 

1. Operational Management 

• Plan, organize, and execute daily maintenance tasks based on operational priorities

• Inspect, repair, and maintain key systems within multifamily properties, including  plumbing, electrical, HVAC, roofing, and more 

• Make prompt decisions to ensure tasks are completed efficiently and effectively 2. Leadership & Team Coordination 

• Assign and oversee daily responsibilities for Maintenance Technicians • Ensure cleanliness and general upkeep of both commercial and residential properties 

3. Administration & Reporting 

• Manage and track work orders using Property Management Software (AppFolio  preferred) 

• Conduct regular quality control inspections 

• Analyze progress reports to drive efficiency and timeliness 

4. Team Management 

• Oversee employee timecards for accuracy and completeness 

• Enforce company policies and handle disciplinary actions as needed • Make staffing decisions including hiring and terminations 

5. Vendor & Inventory Management 

• Build and maintain relationships with vendors and negotiate pricing • Monitor inventory levels and manage material costs 

6. Project Oversight 

• Assist with capital improvement projects alongside the Project Manager • Lead unit turnovers and ensure maintenance compliance on fire and alarm systems 

7. Communication & Tenant Relations 

• Hold team meetings to review policy updates and address key maintenance concerns • Address tenant complaints beyond the Office Manager’s scope 

8. Additional Duties 

• Stay updated with industry knowledge through ongoing training 

• Monitor overtime and ensure proper use and maintenance of company vehicles • Perform other duties as needed based on business requirements 

Education Requirements

• High School Diploma or GED (Required) 

• Trade School or Vocational Training (Preferred) 

o Fields: HVAC, electrical, plumbing, carpentry, or general building maintenance o Certifications from technical colleges are a plus 

Certifications (Strongly Preferred) 

• EPA Universal Certification (for HVAC work) 

• CFC Certification (for refrigerant handling) 

• OSHA 10/30 Certification 

• Boiler Operator License 

• CAMT (Certified Apartment Maintenance Technician) — offered by NAA 

Experience Requirements 

• 3–5 years of hands-on property maintenance experience 

o HVAC, electrical, plumbing, appliances, carpentry, painting, drywall, etc. o Includes troubleshooting, repairs, and preventative maintenance 

• 1–3 years in a supervisory or lead role 

o Managing maintenance staff or contractors 

o Prioritizing work orders, managing inventory, and vendor coordination • Property Type Experience (Preferred) 

o Residential (multifamily/apartment complexes) or commercial real estate o Familiarity with software such as Yardi, AppFolio, or RealPage (Appfolio  preferred) 

• On-Call Rotation Experience 

o Willingness and availability to respond to emergency maintenance calls when  applicable.
